Short answer: Bengaluru sold about 16,670 homes in Q3 2026 (July to September), up 12% year on year, and prices rose about 8%, according to Anarock. At the same time, Knight Frank data shows unsold inventory up 22% year on year by mid-2026. For buyers, that means prices are not falling, but you have more choice and more room to negotiate than a year ago.

What this means if you are buying

1. Prices are not dropping, so do not wait for a crash. Both Anarock and Knight Frank show prices rising year on year. Waiting only makes sense if you are not ready, not because you expect a fall.

2. More unsold stock means more negotiating power. With about 5.3 quarters of stock on the market, builders are competing for buyers. Ask for:

3. Supply is not even across the city. Knight Frank's H1 2026 report shows unsold stock rising in all three main corridors, with the South holding the most unsold units and the North seeing the fastest rise. A crowded micro-market can be a good place to negotiate, but check why stock is unsold. Sometimes it is price, sometimes it is the project. Our area guides for North, East and South Bengaluru show what is being built where.

4. The total cost has gone up anyway. Karnataka's registration fee doubled to 2% from 31 August 2025. Read our breakdown of stamp duty and registration charges in Bangalore and plan your budget with our cost calculator.

What this means if you are an investor

Higher unsold inventory usually means slower price growth ahead in oversupplied pockets, and more competition for tenants when many projects in one area finish at once. Focus on homes close to working metro lines and large employment hubs, and avoid paying a premium for infrastructure that is still years away. Our Whitefield vs Sarjapur Road comparison shows how to weigh this.

Our take

The Bengaluru market in late 2026 is steady, not overheated and not crashing. Demand from salaried buyers is holding up, and prices are still rising. The bigger change is on the supply side. More launches and more unsold stock give careful buyers the upper hand in negotiation, as long as they stick to RERA-registered projects from builders with a good delivery record.
