Short answer: Open the Karnataka RERA portal, choose Registered Projects (sometimes shown as Project Status), search by project name, promoter name or RERA number, and open the project page. Check the registration number, registered completion date, approvals and any complaints before you pay even a booking amount.

Why this check matters
Under the Real Estate (Regulation and Development) Act, 2016, builders must register most residential projects with the state RERA before they advertise or sell them. Registration gives you three important protections:
- The builder must sell on carpet area, so you know exactly what you are paying for.
- The builder cannot collect more than 10% of the price before signing a registered agreement for sale.
- If possession is delayed beyond the agreed date, you can claim a refund with interest, or interest for every month of delay. See your rights if possession is delayed for how this works in practice.
None of this helps you if the project is not registered. That is why this five-minute check comes first.
Step-by-step: check a project on Karnataka RERA
- Open the portal. Go to rera.karnataka.gov.in. Switch the language to English if needed.
- Find the project search. Look for Registered Projects or Project Status in the menu.
- Search. Enter the project name, the promoter (builder) name, or the RERA number from the brochure. You can also filter by district.
- Open the project. Click the project in the results list.
- Check the details listed in the next section, and download or save the registration certificate for your records.
Tip: search using the promoter's legal company name as well as the marketing name. Projects are often registered under a company name that differs from the brand you see on hoardings.
What to check on the project page
| Check | What good looks like | Red flag |
|---|---|---|
| Registration number | Matches the number printed on the brochure and agreement | Number missing, or different from the ad |
| Status | Approved or registered | Only "provisional" or "applied" |
| Registered completion date | Matches the possession date in your agreement | Agreement date is later than RERA date, or RERA date already passed with no extension |
| Phase and tower | Your tower or phase is covered by this registration | Your tower is in a different, unregistered phase |
| Approvals and plans | Building plan and approvals uploaded | Missing documents |
| Quarterly updates | Recent progress updates filed | Updates stopped months ago |
| Complaints | None, or few and resolved | Many open complaints about delay or refunds |
Karnataka RERA has also issued a notice that provisional registration numbers are not valid for marketing or sale. If a builder only shows a provisional number, do not book.
Red flags that should make you pause
- The builder says registration is "in process" but is already taking bookings.
- The ad shows a RERA number but it does not appear on the portal.
- The project was registered as one phase, but you are being sold a unit in a later phase.
- The registered completion date has passed and there is no approved extension.
- The builder pushes for a large payment before the agreement for sale is registered.
What RERA registration does not tell you
A RERA number is the minimum, not a guarantee. It does not prove the land title is clean, the construction quality is good, or that the builder will deliver on time. Also do these checks:
- Get a property lawyer to verify title and the encumbrance certificate.
- Check the builder's delivery record on past projects. Our guide on how to check a builder's track record in Bangalore walks you through it.
- Compare the all-in cost, not just the base price. See stamp duty and registration charges in Bangalore.
If something goes wrong
If your builder delays possession, changes the plan without consent, or does not refund money as agreed, you can file a complaint with Karnataka RERA through its website. Keep copies of your agreement, payment receipts, emails and the RERA project page. Our home buying FAQs answer the questions buyers ask us most.
